Our trash & recycling are picked up on Fridays. The only holidays that may impact our pick-ups:

Thanksgiving 2025- regular Friday pickup
Christmas 2025 - pickup SATURDAY, DECEMBER 27, 2025

New Years Day 2026 - regular Friday pickup

NEW Trash & Recycling Company

Beginning Friday, October 17, 2025, trash and recycling collection for the Association will be handled by Affordable Waste Services.

Republic Services will continues collections thru Friday, October 10, 2025.

For more information, please see the letter mailed to all homeowners and residents.

Please put all trash & recycling in the Republic cans for pickup on Friday, October 10. Leave your EMPTY Republic containers at the curb after Republic’s last collection.

AFFORDABLE WASTE SERVICES’ FIRST PICKUP.

AWS begins service on Friday, October 17. Please use the new containers that have been delivered. If you did not receive 2 containers – one for Trash (black lid) & one for Recycling (yellow lid), please contact Management @ 215-343-1550.

   
 

Approved Deck Colors & Materials

The Board of Directors approved additional colors and materials for use on exterior decks. Allowances have been made for composite (Trex, TimberTech, etc.) decks and required materials. If you are replacing your deck you must complete an Architectural Request Form and specify the manufacturer and all colors chosen - including for railings, spindles, posts, etc. These specs can be included on your contractors proposal/quote.

We will be holding the 2025 Annual HOA Meeting ONLINE via Zoom on Tuesday, March 18, 2024 at 7:00 PM. See below for details.

UPDATED Rules & Regulations - September, 2023

The Board of Directors updated our Rules & Regulations effective September, 2023. The primary changes included expanding the approved deck colors and allowing for composite decking and materials.

   
 

TRASH & RECYCLING PICK-UPS ON FRIDAYS
EFFECTIVE FEBRUARY 2, 2024

Tr
ash & Recycling pickup will be done on Fridays. Please do not put out your cans or other trash until Thursday evening.

 

 

 

Trash Receptacle for Pet Waste ONLY
Thank you to all the residents who are helping to maintain the cleanliness of the area by picking up after their dogs as well as the "street" litter.

This can is NOT for household waste. Please do not throw your household trash in the bin as it fills up the can preventing others from using the can as intended. Be a considerate neighbor and use your own receptables for disposal of your trash.

Please make sure that you are picking up your dogs’ waste when walking them around the property. Not only is it unsightly and disrepectful to everyone in our community, it is a health hazard.

   
 

Online Payments for HOA Dues
Our management company, Continental Property Management offers online payment options. Make a payment by credit card, debit card or e-check for a nominal fee. Option to make either a one-time payment or set-up recurring payments for Association assessment. This service is in addition to the ACH automatic payment option already offered. Advance registration is required. See flyer for details

If you would like to enroll in the Automatic Debit Program, please complete the Electronic Transfer Funds Form and return to Continental Property Management..

Roof Replacement Shingles -
The Board has approved Certainteed Landmark architectural shingles in the color of Colonial Slate for roof replacements. If you are replacing your entire roof please use the newly engineered architectural shingles.

For repair of existing (3--tab) shingles, our homes have Certainteed Slate Gray 3-tab fiberglass shingles.

REMINDER - If you are replacing your roof, please first fill out an architectural request and submit along with your contractor's certificate of insurance to the Association for approval.

   
 

 

 

Spotted Lanternflies -
Our community is heavily infested with the Spotted Lanternflies, an invasive species native to China and southeast Asia. The PA Department of Agriculture and the USDA are working with numerous universities including Penn State, Cornell, Rutgers and others to find a way to eradicate them. The Spotted Lanternfly is creating a great deal of harm to local farms. They feed on fruit trees, ornamental trees, vegetables, herbs and vines as well as some hardwood trees. In our community they are attracted to the maple trees. When feeding on the sap, they excrete a sugary substance that promotes growth of a sooty mold, which can weaken and kill plants or trees over time. The "bug poop" is also making a mess of cars and attracting bees.

Unfortunately, until the experts find a solution any treatments are merely temporary and extremely expensive. The adult Spotted Lanternflies can fly over from adjoining properties and will lay eggs on vehicles.

At this point the experts are advising residents to kill the bugs and if you see the egg casings, to remove them. The Penn State Extension website has information on the Spotted Lanternfly ( https://extension.psu.edu/spotted-lanternfly)
